Tenants 

On behalf of our landlord clients Larards Lets offer responsible tenants probably the regions largest selection of rented accommodation.  Houses, bungalows and apartments are available furnished, unfurnished and part furnished on long and short term leases. All tenants, whether individuals or companies, will be expected to undergo our thorough vetting procedure. References are essential and in some cases guarantors will be needed. Rents are payable in advance and we shall retain a deposit against damages.

If you are searching for short term temporary accommodation or a long term permanent home one of our experienced Letting Consultants will be pleased to discuss your requirements in greater detail and match you to a property.

We will accompany you to the properties you select to view and once you have made your choice each adult who intends to reside at the property will need to complete a Tenancy Application Form.  A responsible Landlord will not hand over a property worth many thousands of pounds to a total stranger without first investigating the tenant's suitability.  The vast majority of careful, responsible  and sensible tenants have nothing to fear from the screening process.  Our friendly staff will be pleased to guide you through the application process.

As a professional property management agent Larards Lets is regulated by the Royal Institution of Chartered Surveyors and tenants' deposits are protected by The Deposit Protection Service (DPS).

 

Applying for a Tenancy

Contact us for a Tenancy Questionnaire which you will need to complete and return to Larards Lets at The Property Centre, Main Street, Willerby, East Yorkshire, HU10 6BP.

You will be required to pay an administration charge.  Our letting consultants will be pleased to let you have details.

You will be required to prove your identity.  Have your passport, driving licence and recent utility bill to hand.

Provide as much information as possible.  Make sure you have all the correct details for your referees.

Speak to former landlords, employers and referees advising them that Larards Lets will be in touch.

 

Payment

Before the start of the tenancy and in addition to the administration charge, you will need to make payment of rent in advance together with a deposit against damages.  Payment may be made in cash, Bankers Draft, debit/credit card or Standing Order but all monies must be received by us in cleared funds on or before the day that the tenancy commences.  An additional processing charge of 2% applies to all payments made by credit card and debit cards.

 

Signing the Tenancy

Once your application has been approved and once cleared funds have been received you will be invited to sign the Tenancy Agreement.  A copy of this document will be available for you to read prior to signing.

 

Moving In

An Inventory of Contents and Schedule of Condition will have been prepared.  Check each item as listed and notify Larards Lets immediately if there are any discrepancies.

Notify gas, electricity, telephone, water and Council Tax authorities and take meter readings.

 

Repairs

Without prejudice to the terms of the tenancy, tenants are usually responsible for repairs to glazing and must ensure that drains and gutters are kept free from obstruction.  Urgent repairs should be reported to Larards Lets immediately.  Non-urgent repairs should be reported within 3 days.  When reporting repairs identify the problem and give as much information as possible.  When you report a problem to Larards Lets you should receive an acknowledgement in the post within 3 working days.  Take note that landlords do not normally reimburse tenants for expenditure incurred in connection with repairs except in exceptional circumstances when landlords may agree to pay the tenant's reasonable costs.

 

Tenants Insurance

Your Landlord is not responsible for insuring your possessions and you may be liable for any damage caused to your Landlord's property.  Larards Lets recommend that tenants take out contents insurance and our letting consultants will be pleased to discuss this with you.

 

Terminating the Tenancy

Tenants will normally need to give at least one month's notice before the end of a tenancy.  Notice should be given in writing and you will receive an acknowledgement from Larards Lets.

 

Handing Back the Property

Professional cleaning of the property is usually an obligation under the tenancy.  Make sure the property is left clean and tidy with all items accounted for.  Make good any damages before handing back the property.  Return the keys to Larards Lets.
